& Southeast Missouri

5 Signs You Need a New Roof in Southeast Missouri

Your roof takes a beating year after year, and some damage is easy to miss until a small problem becomes a big one. Here’s what to watch for:

    1. Age. Many insurance companies start requiring inspections or limiting coverage when a roof reaches 15 to 20 years old. If yours is approaching that range, an inspection can help you stay ahead of any surprises.
    2. Curling or missing shingles. Signs the roof is failing and leaving your home exposed to moisture.
    3. Granules in your gutters. Shingles are coated with small, sand-like granules that protect them from the sun. If you’re seeing them collect in your gutters, your shingles are breaking down.
    4. Recurring leaks. If you’ve repaired the same spot more than once, the problem may be beyond patching.
    5. Sagging or visible dips in the roofline. A roof should be a straight, clean line from the ground. If you can see waves, dips, or a sagging section, the decking underneath may be compromised by long-term moisture or structural damage. This isn’t something to wait on.

Not sure whether you need a full replacement or just a repair? We’ll take a look and give you an honest recommendation.

Roof Replacement FAQs

How much does a roof replacement cost?
A roof replacement in Southeast Missouri typically costs between $8,000 and $25,000. The final number depends on roof size, pitch, material choice, and whether the decking underneath needs repair. We don’t quote ranges sight-unseen because guessing helps no one—we’ll walk your roof, document what we find, and give you a written number you can trust.
How long does a roof replacement take?
Most residential roof replacements take one to three days, depending on the size of the home, the material, and the weather. We’ll give you a clear timeline before we start and keep you updated as the job moves along.
Do I need a full replacement, or can my roof be repaired?
Whether you need a full roof replacement or a repair depends on the age of the roof and how widespread the damage is. If the damage is limited to one area and the rest of the roof is in good shape, a repair is often the right call. We’ll inspect your roof and give you an honest recommendation either way.
What types of roofing materials do you install?
We install all major residential roofing materials, including asphalt shingles, metal roofing, rolled roofing, and rubber. Asphalt shingles are the most common choice in Southeast Missouri, but we’ll walk you through the differences in lifespan, cost, and look so you can choose what’s right for your home.
Do you offer financing for roof replacement?
Yes, we offer financing for roof replacement to qualifying homeowners through GreenSky. Terms and conditions apply. Ask us for details when you request your free estimate.
What's included in your roof inspection?
A roof inspection from Old Town includes a full check of your shingles, flashing, vents, gutters, and overall roof condition. We also inspect the decking where accessible and look for leaks or moisture damage in the attic. You’ll get photos of what we find and a clear explanation of your options.
What should I do if my roof has storm damage?
If your roof has storm damage, the first step is a professional inspection to document the damage for your insurance claim. We handle storm damage repairs and replacements and work directly with insurance companies on claims. Learn more about our storm damage services.
Will you tear off my old roof or roof over it?
For a full replacement, we tear off your old roof rather than roofing over it. A complete tear-off lets us inspect the decking, replace any rotted or damaged wood, and install your new roof on a clean, sound surface. Roofing over an existing layer can hide problems and void manufacturer warranties.
What warranty comes with a new roof?
A new roof from Old Town comes with a manufacturer warranty on the materials (typically 25 to 50 years depending on the shingle line) plus a workmanship warranty on the installation. We’re a GAF Certified Plus™ contractor, which means GAF stands behind our installation in addition to the product.
